Our approach
Residential subdivisions are permit-heavy projects. The LDP sits with the jurisdiction for weeks. The final plat requires the county engineer to sign off, then the county clerk to record. Every scope downstream depends on permits clearing when they need to clear. 2070 Construction treats subdivisions as permit-first projects: we pull the LDP in our own name, we manage the submittal through approval, and we sequence the site crew to start the day the permit clears.
Once in the field, the scope follows the standard subdivision sequence — clearing, grading, utilities, stormwater, roads, curb and gutter, sidewalks, and foundations. We deliver the full sequence under one contract so the developer is not coordinating handoffs between a grading sub, a utility sub, and a paving sub. The same superintendent runs every scope, and the same crew sets the grade that the utility crew trenches against.

Do you handle final plat coordination?
Yes. For for-sale subdivisions, we coordinate final plat submittal with the civil engineer and the jurisdiction, including county engineer review and recording with the clerk of court.
What subdivision sizes do you take?
We have delivered 11-home subdivisions and 16-home townhome communities on 1.5 to 2.5 acre footprints. We scale crews through partner relationships to match larger scopes when the project calls for it.
Can you deliver home foundations under the same contract?
Yes. Subdivision scope can include individual home foundations — footings, stem walls, and slabs on grade — as part of the full horizontal package, or as a separate phase once the pad is ready.
