Our approach

Townhome communities pack more units per acre than single-family subdivisions, which means every horizontal scope runs harder. The grading plan usually requires more cut and fill. The utility runs are denser and more complex. The retaining walls are taller and longer. The stormwater infrastructure has less room to work with. 2070 Construction has delivered townhome projects where the earthwork alone required 16,000 cubic yards of imported structural fill, plus a retention pond and a bio pond on a 2.5-acre footprint.

The other thing townhome projects bring is foundation density. Foundations are closer together, footings run in longer continuous lines, and the site sequencing has less slack. Self-performing the foundation scope alongside the earthwork means the same team sets the pad and pours the footings on a tight schedule rather than handing off between two separate contractors with two separate calendars.

Questions

Do townhome projects require different permitting from subdivisions?

Usually, yes. For-sale townhomes follow the same final plat track as single-family subdivisions. Rental townhome communities (build-to-rent) follow a site plan review path without final plat. We handle both.

How do you handle the earthwork on compact townhome sites?

Carefully. Compact townhome sites often require significant cut and fill or structural fill import to bring the site to finish grade. Uptown Row required 16,000 cubic yards of imported structural fill. We work from the civil engineer's grading plan and field-check against actual soil conditions before the first blade drops.

Do you self-perform townhome retaining walls?

Yes. Cast-in-place concrete retaining walls are part of our concrete scope. On dense townhome sites with real grade separation, the retaining wall scope can rival the foundation scope — we self-perform both.
