Our scope covers wet utilities — water main, sanitary sewer, and storm drainage — and the coordination of dry utilities with the relevant providers. We work on residential subdivisions, townhome communities, build-to-rent developments, and commercial sites, typically as part of a full horizontal scope under one contract.

Utilities are the scope most likely to surprise the schedule

Utility work depends on inspections, approvals, and the cooperation of multiple outside parties — water authorities, sewer authorities, dry utility providers, and jurisdiction inspectors. Even a well-run crew cannot move faster than those approvals. 2070 Construction manages the utility scope with that reality in the plan: we coordinate inspections early, we sequence crews around approval windows, and we keep the superintendent on the phone with the jurisdiction when it matters. When utilities are part of our full horizontal scope, we do not have to negotiate a handoff with another subcontractor when conditions change — we adjust the crew and the sequence ourselves.

Questions

Do you install water main and sanitary sewer for subdivisions?

Yes. We install domestic water main, fire water main, service laterals, sanitary sewer mains, manholes, and laterals for residential subdivisions, townhome communities, and build-to-rent developments.

Do you coordinate dry utilities as well?

We do not install dry utilities (electrical, gas, telecom, cable) — those are installed by the providers. We do coordinate their installation: routing, trenching, conduit placement, and sequencing with the rest of the site work.

Can you handle commercial utility scopes?

Yes. Our scope includes commercial pad site utilities, water service to commercial buildings, and site storm drainage for commercial parking and circulation.

Do you work from the civil engineer's utility plan?

Yes, and we field-check the plan against actual site conditions during submittal review. When we see conflicts with the grading plan or the stormwater plan, we flag them to the engineer before construction starts, not during.
