Atlanta land development permits and entitlements
We manage the permitting process end to end for developers — LDPs, demo permits, and final plat coordination with the jurisdiction. Send us plans; we do the legwork with the county.
2070 Construction manages permitting for development projects across Metro Atlanta. The NASCLA general contractor license (GCCO008405) allows us to pull land development permits and demolition permits in our own name and carry them through approval. Our clients are developers, general contractors, civil engineers, and municipalities running residential subdivisions, townhome communities, build-to-rent developments, and commercial sites. We do not handle residential building permits for homeowner projects.
The permitting and entitlement scope
- Land development permits (LDPs)Preparing the submittal package with the civil engineer, coordinating with the jurisdiction's plan review staff, responding to review comments, and carrying the permit through approval.
- Demolition permitsPulling demo permits for existing structures, slabs, and pavement ahead of site development work.
- Grading permitsWhere the jurisdiction separates grading from land development, we handle the grading permit track.
- Erosion and sediment control permitsNPDES coverage and jurisdiction-specific erosion and sediment control submittals.
- Final plat coordinationFor for-sale residential subdivisions, coordinating the final plat submittal, county engineer review, and recording with the clerk of court.
- Utility tap and service agreementsCoordination with water and sewer authorities for tap fees, service agreements, and inspection windows.
- Jurisdiction coordinationOngoing coordination with the county or city — plan review, pre-construction meetings, inspections, and closeout.

Most delays on a development project do not happen in the field. They happen between submittal and approval. A civil plan set sits in plan review for weeks, the jurisdiction asks for revisions, the engineer responds, the revisions go back for review, another week passes. Developers watch carrying costs compound while nothing moves. 2070 Construction treats permitting as an active scope, not a waiting scope. We know which reviewers move quickly and which need a follow-up call. We read review comments with an eye for what the jurisdiction actually wants, not just what they wrote. We keep the submittal moving through approval instead of letting it sit.
Because we hold a NASCLA general contractor license, we can pull permits in 2070's name. The developer does not have to be the permit applicant; the contractor is. That simplifies the chain of accountability and makes the permitting scope actually deliverable by us rather than coordinated through us.
Questions
Can you pull permits in your own name?
Yes. The NASCLA general contractor license (GCCO008405) allows 2070 Construction to pull land development permits, demolition permits, and grading permits in our own name as the applicant and responsible contractor.
Do you handle final plat for for-sale subdivisions?
Yes. For for-sale residential subdivisions, we coordinate final plat submittal with the civil engineer and the jurisdiction, including county engineer review and recording with the clerk of court. Ronara Villas and Uptown Row in Alpharetta both went through this process.
What about build-to-rent communities?
Build-to-rent communities follow a different permitting path because they are not subdivided for sale. Villas at Redan in Decatur was a 46-unit BTR community permitted through a site plan review process, not a final plat. We handle both tracks.
Do you work with our civil engineer, or do you bring your own?
We work with the developer's civil engineer. Our role is to manage the submittal process with the jurisdiction, not to design the civil. When a developer does not have a civil engineer yet, we can refer firms we have worked with successfully.
Can you take on just the permitting scope, or does it have to be part of a full contract?
We prefer permitting as part of a full horizontal scope because it keeps accountability unified from submittal through construction. We will take on standalone permitting scope on a case-by-case basis for developers and general contractors we have worked with before.
Which jurisdictions do you work in?
We have active project experience in the City of Alpharetta, DeKalb County, and across Metro Atlanta jurisdictions. We bid and deliver across city and county jurisdictions within a one-hour radius of Atlanta.
